A northern beaches suburb’s most affordable house this year is being auctioned on the weekend.
Davidson is a prestigious and leafy suburb with large housing blocks known for its proximity to national parks. Developed in the 1970s the suburb is almost entirely made up of freestanding houses on blocks each of around 760sqm.
The median house price in Davidson is $1.68 million, according to CoreLogic, and the suburb is one of the few on the northern beaches that has seen median house price growth over the last 12 months. The Davidson median house price is up 3.1 per cent over 12 months and more than 22 per cent over three years.
This weekend a four-bedroom house on 722sqm is offered at auction with a guide of $1.1 million. This is the most affordable guide seen in the suburb this year and well below the median house price on the northern beaches which is $1.74 million.
Number 45 Kambora Ave is a single-storey home that has been held by the same owners for 40 years.
Tania Paris, of Belle Property Frenchs Forest, said it is only the second time in its hisotry that the north-facing house has been offered for sale.
“This well-maintained home is great for a young family looking to buy in an area close to new and developing services yet far enough away to enjoy a sense of being removed from it all. The property is only 100m to bushwalks through Garigal National Park, so nature is practically at the door, while Glenrose shops, several schools and city buses are also nearby,” she said.
At the first open house a dozen young families inspected the home with its L-shaped lounge and dining room, open-plan gas kitchen and large covered deck for easy entertaining. The early $1 million price point is an active one for buyers at the moment.
The house is a short drive from the new Northern Beaches Hospital and handy to Davidson High School, St Martin’s Primary and Kambora Public School.
This year at least seven houses have traded in Davidson with prices ranging between $1,237,000 and $1.6 million. Number 78 Kambora Ave on 919sqm old for $1.35 million earlier this year.
